1. After I make an appointment with you to view your home, I will measure the rooms,

note the special features and condition.I will then discuss with you the features you

think are strong selling points and the reason you purchased your home.

2. Next I'll prepare an in-depth complimentary market analysis and present it to you

along with marketing suggestions.

 I take the time to explain the whole marketing process, from the listing to the closing of Title,

so hopefully you won't have any unpleasant surprises to deal with. I want to help

put your concerns about the selling process to rest by letting you know what to expect.

 

3. I will suggest a reasonable listing price range and give you an estimated sales price

 based upon recent comparable sales and current competition, then we can decide

at what price to start marketing your home.

4. I will list with the Multiple Listing Service within 24 hours of having the listing signed.

 This produces wider exposure of your property which usually results in higher sales price

and shorter marketing time.

5.With your permission, I will place a "FOR SALE" sign on the property. My signs have a clear

brochure box for your property's feature sheet. Because of the ColdwellBanker Approach,

I personally handle all sign and ad calls.

Other agents will not get a chance to lose a buyer call-in. Who can handle the calls, knows

more about a property and the owner's requirements than the Listing Agent!

6. I will have keys made and install a Supra Key box system for increased access , so that

 you don't have to stay around to show or let potential buyers in. Lock boxes are installed only

 with your permission

7. Strategic Public Open house and Realtors of Coldwell Banker/ Panda realty caravan  

as soon as possible.

8. After approximately 21 days or 21 showings , we can discuss what is happening and

see what we can do to improve your market position. We will discuss our strategies

on a regular basis until we have a contract on your home!  

9.  In order to get feedback from the Realtor who showed the property, I request that

you call me after all showings.

 I look at listings as a partnership between the owner and myself.

  I'm working for you, and the better we work together, the quicker the sale,

at the highest price the market will bear

10. I will list your property on my Internet site with a color wide angle photo of your home.

11. I will phone all realtors and prospective buyers who might be interested to buy your

property and tell them how good it is.

12. Also I will offer Coldwell Banker Ultimate ServiceŽ program. (company

send survey cards. 98% satisfaction rate)

13. I will commission a sketch of the house for advertising and the Feature Sheet.

14. I will personally write the advertisements to get attention and action,

using a professional proven marketing approach

(A. I .D. A. - Attention, Interest, Details, Action)

15. I will prepare a full feature sheet to be left in the house and in a brochure box on

the yard sign . Relocating buyers find feature sheets very useful to take home with them

to show the family.

16. I will send "Just listed" cards to neighbors or nearby apartments whichever makes the most

marketing sense with my personalized cards with a sketch of your home on it.
